Union Living, has strengthened its managed housing presence in Pune with the launch of two new Build-to-Suit (BTS) properties – Eden by Union Living in Balewadi and X90 by Union Living in Baner. With the addition of these properties, the company’s Pune portfolio has grown to 1,000 beds, marking a significant milestone in its strategy to scale organised managed housing.
The expansion comes as Union Living continues to scale its managed housing business across key urban markets. The company is targeting revenue of around ₹90 crore in FY27, more than doubling its FY26 revenue of ₹38 crore, supported by growing demand for professionally managed rental accommodation. Union Living currently operates 16 managed housing properties across Mumbai, Pune, Ahmedabad and Gurugram, with a combined capacity of around 3,000 beds, offering accommodation for students and working professionals across multiple price points.
The two new properties in Pune represent a combined investment of ₹15 crore and have been developed under Union Living’s Build-to-Suit (BTS) model, with spaces planned specifically for managed residential operations. Located in Pune’s Balewadi and Baner micro-markets, the developments provide access to major IT parks, business districts, educational institutions, healthcare facilities and public transport, catering to students and working professionals. The expansion comes at a time when Pune is witnessing rising demand for professionally managed rental housing, driven by increasing workforce mobility, urban migration, and evolving preferences among students and young professionals.
The properties offer fully furnished rooms with rents starting from ₹16,000 per month, including food, and extending up to ₹50,000 per month for private studios. Residents have access to amenities including high-speed Wi-Fi, housekeeping, laundry service, 24×7 security, regular community events, and shared community spaces. By integrating accommodation and essential services within a single rental framework, the model offers an organised alternative to conventional rental housing.
In addition to individual residents, the company is also witnessing growing demand from corporates seeking professionally managed accommodation for guest house requirements, reflecting the expanding role of organised rental housing across multiple user segments.
