The Oberoi Group is set to expand its luxury hospitality portfolio with a new partnership that will see 20 wellness-focused lifestyle resorts come up across India and select international destinations over the coming years.
EIH Limited, the flagship company of The Oberoi Group, has signed a long-term agreement with Bhartiya Hospitality to develop and operate the new collection of ultra-luxury resorts. The first three properties have already been identified in Coorg, Kabini, and Hampi, and are expected to open by 2030.
Announcing the partnership, Bhartiya Group Founder and Chairman Snehdeep Aggarwal said the vision goes beyond building luxury resorts. “More than just resorts, I dream of creating blue zones where people live, laugh, and love more. In this new world, people will come to surrender, nourish, and evolve. Wellness here feels joyful and abundant,” he said.
Arjun Oberoi, Executive Chairman of The Oberoi Group, said design will play a central role in every property. “We are delighted to partner with Bhartiya on this distinctive vision. Design will be at the heart of each resort, with immersive gardens and thoughtfully articulated spaces shaping the guest experience,” he said.

First Resorts Planned In Karnataka

The collaboration will begin with three destinations in Karnataka that are already popular among travellers looking for nature, wildlife and heritage experiences.
Coorg is known for its coffee estates and cool weather, Kabini is a favourite for wildlife safaris, while Hampi attracts visitors with its UNESCO-listed ruins and rich history.
According to the companies, these resorts will be designed for longer stays, offering guests an experience centred around wellness, relaxation and immersive surroundings.
A New Take On Luxury Hospitality
Rather than focusing only on traditional luxury, the upcoming resorts aim to combine wellness, nature, and thoughtful design.
The properties will feature immersive gardens, indoor-outdoor living spaces, personalised wellness programmes and mindful dining experiences. The idea is to create spaces that encourage guests to slow down, reconnect with nature and spend more time at the destination.
The companies also said the architecture will balance private spaces with areas that encourage social interaction, while blending seamlessly with the surrounding landscape.
