However, he believes that converting festive interest into lasting customer confidence will be just as important as capitalising on seasonal demand.
“The residential property sector of India is going to enter the festive season of 2026 in a good manner, with consumer sentiment at an all-time high, coupled with infrastructure development and demand for homes. However, at the same time, the current homebuyers are more knowledgeable than ever. It’s not only about festive discounts; rather, they consider many other factors such as location, connectivity, construction standards, amenities, value proposition, and credibility of the developer while purchasing,” says Patel.
He expects the coming festive season to generate stronger enquiries and conversions, particularly in the premium and mid-premium categories. For developers, the challenge will be to translate that momentum into trust through transparent policies, well-considered locations, construction quality and a clear understanding of what customers actually need.
Flexible payment plans and attractive offers can accelerate decisions, Patel notes, but they cannot replace the fundamentals of a well-planned residential development.
“We are confident about the festive season and the overall performance in 2026. This period not only boosts immediate demand but also underscores the inherent resilience and strength of the Indian residential real estate market,” he adds.
South Bombay and the Enduring Appeal of Luxury
While the broader residential market is navigating increasingly informed purchasing decisions, luxury real estate has its own evolving priorities. Anuj Mehta, Director at Dhuleva Group, believes the festive period will continue to be an important window for Mumbai’s luxury housing market, especially for larger, premium residences.
“The festive season continues to be an important period for Mumbai’s luxury real estate market, with demand remaining strong for larger, premium homes. Today’s buyers are more discerning, placing greater emphasis on location, design, quality, privacy and long-term value,” says Mehta.
He sees this shift as especially relevant in South Bombay, where the scarcity of land makes the quality and positioning of individual developments particularly important.
