Villa Moira is situated on a 4,200 sq.m site populated with 62 existing mature trees including large mango and banyan trees carbon-dated to be over 200 years old. Designed with deep reverence for the land, the villa preserves all existing trees and contours, integrating seamlessly with the natural topography rather than altering it.
Designed by Alan Abraham of Abraham John Architects, the property features a discreet entrance from a private road, which opens to a home that gradually reveals itself across multiple split levels. Planned around a central courtyard, the spaces flow organically with the slope of the site. Each room enjoys framed views of the sky, treetops, or the verdant field and stream beyond. The result is a home that feels rooted, calm, and connected – blurring the lines between inside and outside.
A monolithic micro-concrete finish, extending continuously from floor to wall to ceiling, creates a quiet, unified envelope. This muted palette lets nature take visual precedence while forming a canvas for light, shadow, and seasonal changes. Local laterite stone, timber decks and Sukabumi tiles introduce warm, tactile contrast. The design strategy of “material quietude” ensures that people, landscape, and light become the true focal points.
The floating roof ties the villa together as a singular form, while pitched roofs over bedrooms and common areas respond to Goa’s monsoons and lend character to each volume. These sloping roofs are both functional and poetic, referencing local vernacular architecture.
Programmatically, the villa is designed to encourage both privacy and interaction. The mid-level entry leads to the heart of the home – a panoramic courtyard. Living and dining areas open onto a deck and infinity pool overlooking the expansive field. Bedrooms are located on quieter lower levels, while a gym, spa, gazebo and bar are nestled into landscaped pockets. The upper floor hosts four bedrooms and a shaded passage that extends to a raised deck with sweeping views.
Courtyards, water bodies and reflecting pools enhance the tranquility and environmental responsiveness of the home. The design moves away from rigid block architecture, instead embracing a layered, dynamic flow dictated by the land itself.
The residence offers six spacious bedrooms, nine bathrooms, expansive living and dining spaces, a 58-foot infinity pool, heated Jacuzzi, pickleball court, spa, gym, gazebo and multiple outdoor gathering areas.
