Founded by Gaurav Narang, the destination brings together boutique stays, an in-house roastery, Coffee Omakase, dining and cocktails, building a hospitality experience around culture, community and the art of slowing down.
What if a hotel were built around the culture of coffee rather than simply offering it as a morning ritual? What if a café could become a place to stay, a roastery could shape a destination’s identity, and hospitality could extend beyond the guest list to include the neighbourhood itself?
In Assagao, Goa, Unseen has spent its first year exploring these questions. Marking its first anniversary on October 13, 2026, the destination brings together boutique accommodation, specialty coffee, an in-house roastery, Coffee Omakase, food, cocktails, design and community under a single hospitality philosophy.
Founded by Gaurav Narang, the founder of Coffee Culture and Unseen, the concept moves beyond the conventional distinction between a hotel, café and restaurant. Instead, it places coffee at the centre of a larger experience shaped by discovery, culture and a sense of belonging.
A Destination That Changes With the Day
At Unseen Assagao, the experience is designed to evolve throughout the day. Guests might arrive for a morning coffee, book a Coffee Omakase experience, check into a boutique stay or return later for dinner and cocktails. An overnight reservation is not a prerequisite for becoming part of the destination.
The idea is to create a place with multiple points of entry, where different experiences coexist without feeling like separate businesses operating under one roof.
“We never wanted to build a hotel and simply put a great café inside it. The thought behind Unseen was much more fundamental — what happens if coffee becomes the culture from which the entire hospitality experience is created?” says Narang.
“But coffee is ultimately the thread. The larger idea is about slowing down, discovery, people, culture and belonging.”
This distinction is central to Unseen’s proposition. Coffee provides the starting point, but the larger ambition is to create an environment where food, design, hospitality and social interaction become part of one connected experience.
Why Assagao Was the Beginning
The choice of Assagao was deliberate. Known for its independent restaurants and cafés, old homes and creative community, the neighbourhood offered a setting in which Unseen could become part of an existing cultural landscape rather than function as an isolated destination.
That relationship with place also informs the brand’s approach to future growth. While the underlying philosophy will remain consistent, the architecture, food and programming of each property are intended to reflect its local context.
“Assagao is not a design template for every future Unseen. It is the first demonstration of the philosophy,” says Narang. “We want Unseen to travel without becoming generic.”
It is a proposition that challenges the tendency to reproduce successful hospitality concepts through identical formats. For Unseen, the intention is to carry a set of values into new destinations while allowing each location to develop its own character.
The People Behind the First Unseen
The Goa property was backed by ThunderBeach LLP, led by partners Krunal Shah, Nirav Desai and Hitesh Bhanushali, who worked alongside Coffee Culture to bring Unseen, Coffee Culture and Uncultured to life in Assagao.
The partnership relates specifically to the Goa destination, while the wider brand roadmap remains led by Unseen and Coffee Culture.
“What gave us conviction was that this was never presented as just another hotel,” says Krunal Shah, Partner, ThunderBeach LLP.
For Nirav Desai, the destination’s appeal lies in the range of relationships it allows people to build with the same place.
“What has stood out is how many different relationships people can have with the same destination,” he says.
Hitesh Bhanushali points to the coherence between the different elements of the experience.
“The coffee, rooms, food, bar and community do not feel like separate businesses placed next to one another; they belong to the same world,” he says.
Together, these perspectives reflect the thinking behind Unseen’s integrated model: creating a destination where individual offerings contribute to a larger identity rather than competing for attention.
Beyond Rooms and Reservations
Unseen’s operating model extends beyond boutique accommodation. Specialty coffee, roasting, Coffee Omakase, dining, cocktails, retail and B2B coffee are complemented by workshops, events, collaborations and private experiences.
This creates multiple ways for people to engage with the destination, whether they are travellers, local residents, coffee enthusiasts or businesses seeking coffee-related services.
It also creates a broader commercial proposition, bringing several revenue streams into one hospitality ecosystem rather than relying solely on room occupancy or food and beverage sales.
The model reflects an evolving understanding of hospitality, where a destination’s value can lie as much in its community and experiences as in its physical accommodation.
At Unseen, coffee is both a product and a point of connection — linking the guest experience with the wider culture the brand hopes to cultivate.
Growth Without Losing the Sense of Place
As Unseen looks beyond Assagao, its expansion strategy is centred on selective growth rather than replicating a fixed property format.
Future opportunities may involve hospitality asset owners, developers and regional partners, with each destination shaped by its property, market and surrounding community. The ambition is to identify locations where the philosophy can take root meaningfully.
“We are not interested in adding locations simply for the sake of scale. The next Unseen should exist because the place, the asset and the people around it make sense,” says Narang.
That approach places cultural relevance alongside commercial opportunity, suggesting a model in which growth depends on finding the right setting rather than simply increasing the number of properties.
One year into its journey, Unseen Assagao offers an early expression of that ambition. Its next chapter will depend on how successfully the brand translates its philosophy into new places while preserving the individuality that defines its first destination.
The larger idea, however, remains clear: hospitality need not begin with a room key or end with a meal. Sometimes, it begins with a cup of coffee — and the culture, conversations and connections that grow around it.
