Dubai is preparing for another serious lesson in luxury hospitality.
The city’s forthcoming Dubai Peninsula development is set to welcome its first Capella property—a 106-key ultra-luxury hotel joining an already formidable hospitality line-up that includes Aman Dubai and Rosewood Dubai.
For a city that has made extravagance an architectural language, the arrival of Capella adds a different proposition: quiet, highly considered luxury built around exclusivity, intimacy and experience.
Capella Hotels has been named the World’s Best Hotel Brand by Travel + Leisure for four consecutive years, making its Dubai debut particularly notable.
And, for now, the details are deliberately scarce.
Capella Dubai: What We Know
The upcoming Capella Dubai will feature a boutique collection of 106 rooms, making it considerably more intimate than many of the city’s large-scale luxury resorts.
The property will form part of Dubai Peninsula, an expansive waterfront development in Jumeirah being developed by H&H.
The announcement was revealed by Shahab Lutfi, CEO of H&H, in an interview with Bloomberg earlier this year.
Beyond the room count and location, however, the project remains largely under wraps.
There is currently no confirmed opening date or detailed information available on the hotel’s design, dining concepts, wellness facilities or signature experiences.
And perhaps that restraint makes the announcement even more intriguing.
Dubai Peninsula: The New Address for Ultra-Luxury
The Capella will not be arriving alone.
Dubai Peninsula is envisioned as a 210-acre waterfront destination on the site formerly known as Sunrise Beach, close to the Four Seasons Resort Jumeirah.
The development is expected to become one of Dubai’s newest high-end hospitality and lifestyle destinations, with its opening currently anticipated for 2029.
The proposition extends well beyond hotels, bringing together:

The Aman resort is planned as an all-suite property stretching along approximately 350 metres of private beach.
Plans include a 2,300-square-metre spa and an exclusive private members’ club, positioning the property firmly within Aman’s signature world of privacy and understated luxury.
Rosewood Dubai
Rosewood Dubai is expected to feature 195 rooms, alongside eight private garden residence villas.
The property is also planned to include four restaurants, with programming centred around art, music and culinary experiences.
Together with Capella, the three brands create an unusually strong luxury hospitality cluster.
Beyond the Hotels
Dubai Peninsula’s ambitions extend towards the water.
A superyacht marina is planned on one side of the development, envisioned as a social harbour where residents and guests can shop, dine and spend time by the waterfront.
On the other side, a curved beach will follow the coastline, accompanied by a beach club designed around relaxed seaside living and expansive skyline views.
It is a familiar Dubai formula—water, architecture, hospitality and exclusivity—but the scale and concentration of luxury brands make this particular development worth watching.
Why Capella Dubai Matters
Capella’s arrival is significant not simply because it adds another luxury hotel to Dubai’s increasingly crowded hospitality landscape.
It introduces a brand with a reputation for intimate, highly personalised luxury into a destination already moving towards increasingly sophisticated expressions of high-end travel.
The 106-key format is particularly interesting.
In a market where bigger has often meant better, a smaller room count can signal something else entirely: privacy, personalisation and scarcity.
The question now is what Capella will do with the opportunity.
Will it lean into Dubai’s spectacular side, or bring the quieter, more intimate sensibility for which the brand is known?
For now, the answer remains behind closed doors.
